Unemployment has increased as has certainty of employment. This affects confidence. We expect levels of migration to be reduced. We expect a trend towards less dense housing & neighbourhoods
Must be able to operate as a business from anywhere, anytime, any how. Must be better at remote displaying & selling. Need alternative sources of finance.

Reason: Varies. Investor grade properties have come back between 10 to 15% because of rent controls & difficulty obtaining finance. Properties on large allotments have held their price. Semi rural property is selling well.
